You can do it!
You can put your house on the market for at least 30 days and see what happens!
Your Worst Case Scenario
The worst case scenario is that you end up listing with an agent because it didn’t sell FSBO. You were probably going to do that anyway, so ultimately, there is no real loss. Your agent might not like that you’ve had a FSBO sign in your yard, but we’ll congratulate you on your efforts. If you don’t try it, how will you ever know if someone has been waiting for a house just like yours to go up for sale? Don’t pay an agent big bucks if you don’t have to.
Your OTHER Worst Case Scenario
I had told a friend that she should try FSBO for a month before she puts her house on the market, and she panicked. “Don’t worry,” I told her, “you’ll find a buyer soon.”
“I know!” she gasped. “That’s what I’m afraid of!”
I was stunned. I thought she wanted to sell her house, but now she was panicking about that very thought. I told her the same thing I’m going to tell you. I replied to her, “If you find a buyer, call me. I’ll take care of the technical stuff.” Her shoulders relaxed and the color came back to her cheeks. Crisis averted.
The Technical Side of Things
Most people don’t realize that being a FSBO doesn’t mean you’re on your own for the long haul. Though it’s true that most agents won’t work for less than a full commission, we’re happy to partner with you at whatever point in the process you decide you want to work with a Realtor. If you and your buyer have come to terms, you really only need someone to facilitate the due diligence and closing process. We’ll get your terms written down on state-approved contracts, which is what the title company needs to move forward with closing. Depending on the complexity of the deal, we can do that in less than an hour! We’ll also share the requirements and recommendations for due diligence, and we’ll get you to the closing table with the same coverage and confidence as someone paying big bucks to an agent.
